Which Types of Land Have Development Potential?

An area of land that is underdeveloped. It is normally outside of a built-up area and not considered for development. However, with the right approach certain pockets of land are developable dependant on location.

An area of land or a building that is no longer in use. Depending on the location, we can establish it’s use and appraise its suitability for development.

Can be problematic and expensive to develop. We work with a team of professional specialists who can make remediation of this land developable.

Many old churches, meeting halls, and social clubs have become unused due to fall in attendance/membership of the facilities. We have re-developed various sites including replacing existing buildings with a mixture of residential and new communal facilities to keep the membership going.

Do you have a large garden with space around your property?
Most of our developments involve building several new properties next to an existing house – or replacing the old house with multiple houses.

A lot of old derelict/unused/financially unviable commercial property exists both inside and outside of residential areas. A lot of this land is ideal for development. If you have a pub, factory, warehouse, or shop etc then we may be able to help.
Case Studies
Greensand Ridge, Maidstone
Formerly two houses, through the planning process we managed to achieve planning permission for nine properties with garages. The success of this site largely boiled down to the co-operation of two neighbours whose plots on their own were only worth the value of their house. Through the uplift in value both owners achieved a 50% increase in property value.
Chequers Inn, Crouch
Due to tight conservation rules in the idyllic village of Crouch not much development had been carried out. However a scheme devised to convert the pub and add two extra properties was given planning permission by Tonbridge and Malling council. A deal struck between Kent Land & Planning and the owner meant that the owner achieved a higher return if the houses sold for more than expected.
Townhill, West Malling
The former St John’s Ambulance premises in the centre of West Malling high street – this site had laid empty for years until it came up at auction.
Permission was eventually granted for four detached properties and now four new proud home owners are happily living there.
Snowdown Working Mens Club, Dover
The former colliery club for the miners, this place in its heyday was heaving with the pit workers coming in for refreshment after a hard day’s work or to just have a good time.
Unfortunately like many establishments, this went into decline following the closure of the Kent Coalfields and struggled to keep its doors open. The committee’s decision was to try and sell the land and give the members all an equal share of the proceeds.
The result of a long period of negotiation and discussion with Dover Council meant that it was eventually Kent Land & Planning who maximised the site’s value by getting permission for eight properties.
